Dear Homeowner,				
	
Sometimes in the rush of our lives today, things get overlooked, perhaps you were out of town or maybe your check has crossed in the mail; in which case please contact us immediately.

	Our records indicate you have an outstanding amount, a minimum of 30 days past due, resulting in an account balance of $0.00 or you have failed to keep your payment arrangements.  As a result a $25.00 late fee has been added to your account.

	Should you believe this is incorrect, or there are reasons for non-payment, or if you wish to make payment plans to avoid the filing of a lien, or other collection actions, please contact us within thirty-one (31) days of the date of this letter. If you have failed to keep up with the payment arrangements previously made new arrangements may possibly be made.
	
	Unless you notify this office in writing that you dispute the validity of the above mentioned debt, or any portion of the debt, within thirty-one (31) days after you have received this letter, we will assume the debt to be valid.  If you notify us in writing within thirty-one (31) days after the receipt of this letter, that you dispute the debt or any portion thereof, we will obtain verification of the debt and copy of the verification will be mailed to you.  This letter attempts to collect a debt.  Any information obtained will be used for that purpose.
